Super Area vs Carpet Area Pricing
This is perhaps the most important distinction that buyers must understand:
- Super Area (Built-Up + Common Area): Includes your flat's built-up area plus a proportionate share of common areas (lobbies, stairs, lifts, clubhouse). This is the area developers traditionally use for pricing in North India.
- Carpet Area: The actual usable area inside your flat walls, excluding walls, balconies, and common areas. Under RERA, developers must disclose carpet area pricing.

The Base Selling Price (BSP) is the headline rate per sqft, but it does not include additional charges like EDC/IDC, club membership, parking, and power backup. The all-inclusive price per sqft gives a more accurate picture of the total cost:
- BSP: On Request — the advertised rate
- All-inclusive: ~On Request — includes all developer charges (excluding GST, stamp duty, and registration)
How to Use Price Per Sqft for Comparison
When comparing different projects, always calculate on the same basis. Ask each developer for the all-inclusive price per sqft on super area (or carpet area, consistently), including all charges except government taxes. This gives an apples-to-apples comparison.
