Forbes Flats is not a search engine for thirty thousand resale flats across Delhi-NCR. It is a purpose-built storefront for a single luxury residential project — Forbes Fab Luxe Residences, in Sector 4 Greater Noida West — and it exists because we believe the best way to buy a home is from a seller who is willing to tell you every single thing about it.
Most Indian real estate marketplaces compete on listing volume. The more flats you have, the argument goes, the more buyers you attract, and the more brokers are willing to pay for lead generation. This is a sensible business model for a classifieds platform but it produces a very particular kind of experience for the buyer — a long list of near-identical tiles, each with a different price, each with a different broker phone number, each with the same stock photograph of a marble lobby, and none of them with enough information to make an actual decision.
Forbes Flats is the opposite of that. We list one project. We list it in deep detail. We publish full price sheets, floor plans, construction progress, material specifications, independent audit reports and the full contact chain from buyer to developer. There is no broker in between. There are no competing phone numbers. There is one price sheet, one floor plan, one project team, and one channel for questions. The buyer never has to call three different people to confirm the same fact.
Curation, in our working definition, is the refusal to list something we would not personally buy. On Forbes Flats, every residence is inspected, photographed, priced and documented by our own team before it goes on the page. We do not accept broker-supplied photography. We do not accept broker-supplied specifications. We do not accept a price quoted by a broker — only the official price sheet from the developer, which is the same price that the buyer would pay if they walked into the Forbes office on Monday morning. If there is a discrepancy, we resolve it before publication.
This means our listings take longer to go live than the average marketplace. It also means that when they are live, they are the version of the truth that the buyer can hold us to. We think the trade is worth it.
Indian real estate has a trust problem that is larger than any individual builder or broker. According to the Ministry of Housing and Urban Affairs, the average luxury residential project in Delhi-NCR delivers approximately eleven months later than the date promised at launch. Approximately seventeen per cent of launched projects experience at least one scope change that reduces specifications after booking. Approximately four per cent of launched projects never deliver at all. Against that backdrop, the single most important thing a real estate marketplace can do is reduce the gap between what is promised and what is delivered. Our answer to that gap is the Forbes Flats Trust Standard — a set of seven commitments that apply to every listing on the marketplace and are written into every booking contract we underwrite.
The price sheet shown on the marketplace is the official developer price sheet. It is updated quarterly. No sliding rate card. No broker negotiation. What you see is what you pay, before GST and statutory charges.
Every finish, fixture and material on every listing is documented with origin, brand and grade. Contractually locked at booking. No post-booking substitutions without the buyer's written consent.
Construction on Forbes Fab Luxe is independently monitored by the National Buildings Construction Corporation, a Government of India public sector undertaking. Every milestone is audited and the reports are published to buyers.
Every buyer receives a quarterly project update with dated photographs, schedule variance, and any scope or specification changes. Silence is not a disclosure strategy we believe in.
If possession is delayed beyond the contractual grace period, the developer pays the buyer a pre-agreed monthly compensation in line with RERA best practice. The clause is in every Fab Luxe sale deed.
Buyers who wish to exit before possession receive direct resale support from the Forbes desk at no additional commission for the first transfer. No lock-in beyond the statutory cool-off.
Every buyer receives a direct phone and email line to a named project team member, not a call centre. Response SLA is five working days for written questions and twenty-four hours for site-related queries.
A marketplace that lists one project has to explain its choice. Ours is easy to explain. Greater Noida West — sometimes called Noida Extension, depending on whether you ask the locals or the revenue records — is the fastest-growing residential corridor in Delhi-NCR and has been for the last five years. The Noida International Airport at Jewar will begin commercial operations in April 2026, the Aqua Line metro is being extended into the extension itself, the FNG expressway is closing the final ring of NCR highways, and the RRTS rapid rail corridor will connect Noida to Jewar at 180 kmph by 2027. The infrastructure spend committed to this corridor between 2024 and 2030 is larger than the total infrastructure spend on Gurugram between 2000 and 2015.
Within Greater Noida West, Sector 4 is the single best address. It sits at the entrance of the gated zone, immediately adjacent to a new twenty-two-acre central park, seven minutes from the nearest metro station, twelve minutes from the Noida Expressway and thirty-two minutes from Jewar. It is the highest natural elevation in the extension — which matters more than it sounds, because it affects drainage, air quality and the quality of the views from upper floors. And, until Fab Luxe launched, it was an empty parcel waiting for a developer willing to do it properly.
Forbes Global Properties India chose Sector 4 because it was the only parcel in the extension large enough to accommodate a thirteen-acre gated community at the density we wanted, in the location we wanted, with the park frontage we wanted. We evaluated eleven other plots before signing. Nine of them were ruled out for density reasons. One was ruled out for drainage. One was ruled out for title. Sector 4 was the only one that passed every test.
Forbes Flats is operated by the sales and marketing division of Forbes Global Properties India. The day-to-day team consists of twelve people — three residence advisors, two site coordinators, two documentation specialists, a content editor, a photographer, a marketing lead, a legal reviewer and an operations manager. The team sits in the Forbes office in Noida and is directly accountable to the principal partners of Forbes Global Properties India.
Every residence advisor has a minimum of five years of direct luxury residential sales experience at a listed Indian developer. No brokers, no sub-agents, no third-party call centres. The phone number on the contact page is answered by the same person who will walk you through the site visit, handle your booking and follow up on your progress reports. Continuity is the single most underrated feature of any luxury residential sales process and we have organised the team around it deliberately.
The Forbes Global Properties India parent company is led by six principal partners with an average of twenty-two years of Indian residential experience, including three who previously led luxury residential programmes at listed Indian developers. The board includes two non-executive directors from Forbes New York and one independent director who was formerly a senior partner at a Big Four audit practice in India. The India operation is the youngest member of the global Forbes Global Properties network — joining after New York, London, Dubai, Lisbon, Monaco, Sydney, Bangkok, Singapore and Hong Kong — but it is governed to the same standard.
At every stage — first call, site visit, booking, construction, handover, post-possession — the Forbes Flats team treats the buyer as a client, not a lead. That distinction sounds semantic but it is structural. A lead is a name in a CRM that exists to be converted; a client is a relationship that exists to be kept. Our team is trained, incentivised and measured on client retention and referral, not on conversion velocity.
